General Information

For those interested in the nuts and bolts, this page is for you. Below you will find information about the underpinnings that make A RHogue Manor so special.

House Info:

The house is located on 5 acres in Gold Bar, WA, and it is 45 minutes from the Microsoft's Redmond Campus. The house is 4,600 sqft in size with 4 bedrooms and 3 baths. The 3/4 bath in the garage is optional.

Monroe, Sultan and Gold Bar have a high school, middle schools and elementry school respectively.

For horse lovers, there are at least 3 acres of usable property for a barn and horses.

Power Supply:

A Kholar 10kw propane generator is used to backup the house and 3 car garage in case of a power failure. Also, the 3 gas fireplaces can heat the house if necessary. Using the PHAST system, the gas fireplaces can be used as either primary or secondary heat sources based on the owners preference. 

For example, the master bed room fireplace can automatically come on at 65 degrees and shut off at 72 degrees. In this example, the fireplaces can offset your need for electrical power.

In 2002, consumer fuel cells that work off of propane will become available to the public. These power supplies can be added if the owner wished to be disconnected from the main electrical grid entirely or as an assist. A RHogue Manor is flexible enough to handle most, if not all power supply situations.

Enery Efficiency:

When A RHogue Manor is in energy efficiency mode, it is unlikely that the air conditioner will ever be used during the summer. By opening windows at night, and closing windows in mid-afternoon, the thirst for power on hot days can be avoided.

During the summer, the gas fireplace in combination with the radiant heat system allows for infinite customizations. For example, the Western bed and Mexican bed may be unoccupied. Lowering the heat in these rooms only, also lowers the power bill. 

Large rooms like the Great, Recreation and Master rooms can be heated with the gas fireplaces while the radiant heat temperature is lowered in these rooms.

Also, radiant heat is by nature a more efficient heating method. Radiant heat heats the floor not the air volume in the room. Thus, a tile floor that is normally cold on bare feet becomes warm even it the early morning hours.

The Stucco-Flex foam siding along with the 6" wall insulation provides above normal heat/cold inside/outside distribution.

High Tech:

The high tech heart of the house is the PHAST system. The system can be customizable to any situation and for any event. With voice options and voice mail expandability, the only limits are your own imagination and your credit card limit.

There are currently 3 LCD panels in the house at strategic locations - more can be added if needed or desired. PHAST switches control lights, and the LCD panels control audio/video/lights. Other areas like the theater room have LCD menu driven controls for easy on/off capabilities.

Water:

A 1,000 gallon ozonated storage tank (feed by well water) is used for back up and for filter and purification purposes. A PH balancer is also connected to keep the water at a neutral rating.

Property Uses:

The property and house can be used for recreational or business. Perhaps a summer home for those who enjoy the North West's summers. Maybe, a winter getaway for skiing.

The 20' foot gazebo and large patio can be used for large gatherings of over 100 people. For smaller more intimate celebrations, the great room and recreation rooms can be used.

For horse lovers, there are numerous trails that can be accessed right off the property. Hikers, bicyclers, kayakers etc.. are also next to challenging trails and rivers.

Of course, for the working commuter, the house is perfect as a permanent getaway from the daily hustle and bustle - add years to your life by allowing the tranquil atmosphere of the home to soothe those younger years back to life.

Security:

A secure monitoring system using the latest advancements is in place to protect the owner from fire and foe. For obvious reasons, no details on this topic will follow.

Options:

Like buying a car, there are always more options. A RHogue Manor is designed for future expansion at the owners time table. 

Some options include:

                Landscape Design Phase 2: A complete landscaping design has been created for the new owner. The owner can either purchase this package upon purchase, or the owner can implement his/her own design.

                Wine Cellar: There is a 400 sqft area under the great room that has not been developed in order to provide the owner with a custom room of their choosing. This room would make an excellent wine cellar or exercise room. This room can be completed as an option or discarded for later expansion when needed.

                Garage: The 3 car garage is 40 feet wide and 30 feet deep. A 3/4 bath is available as an option...completion of shop area is also an option.

                High Tech:Currently the high tech package is set as an option. It is recommended that the house sells with the high tech option because a later introduction of this package will exceed the original option cost, and it is the reason most of the package was installed. The new owner will save money in the long run by buying this basic option. There are additional high tech options like plasma screens and satellite internet to name a few that are also available.
